How to submit your perfected
Commercial Lien

The submission process is presently being updated.
Please be patient while new instructions are issued

In preparation of your lien being prepared in the correct format and way, please note these following instructions:

1. Gather each Notice, including the post office receipt that you received from the PO when sending and the Royal Mail Track and trace print-off showing delivery of each Notice and Affidavit.

2. Copy each Notice with their corresponding send and delivered receipt in PDF format
3. Combine all Notices - 6 Notices and 2 Affidavits - into one PDF of no more than 10 Mb size (If using Adobe Acrobat it is easy to make a reduced PDF if it turns out larger) Note: Making a PDF from an image (jpg etc) will always be a larger size than merely photocopying and outputting as PDF.
4. Once you have that one file rightly sized, then send it to this email address

5. Once you have sent it, you will be notified of the next steps and/or sent further details, at the time when that is needed
6. Make sure you retain and keep safe the original documents you have copied and sent as they may be needed at a future date. But they are important to keep safe.

There are several options to create PDFs. Here we have mentioned Adobe Acrobat, however do your own research online to find the one that suits for you.

OBTAINING INFORMATION VIA A DSAR REQUEST
One way to find out everything the Mortgage Co/Bank have on you is to send them a DSAR - that is a Subject Access Request - it is good to do this and is totally independent of the process we have below, so no need to await the results of that before launching your Mortgage Process.

The company is legally obliged to furnish you with all information they hold on you, including all monies paid, full details of mortgage and signed Deed etc, however since they do not have the proper signed deed - and also proper deed of assignment if it has been taken over by not the original lender, not just notice - they have already fallen into fraud.
